Description: Estate’s interest in 3.01 acres of vacant land in Sweet Springs, West Virginia near Waiteville. The property is located along Limestone Rock Road, Sweet Springs, WV 24984. The status of water, power, sewer and utilities is believed to be on the property but not currently operable. The APN# is 06-41-00180014 and the Account # is 41/00180014. The legal description is 22 lines and can be provided to prospective bidders on request.

Also on the property is a cabin believe to be usable for hunting purposes/vacations. The cabin is 384 square feet and has a 6’ by 20’ front porch. There is also a separate standing structure which is the Assessor believes may be utility shed or large dog house. The square footage of the second structure is unknown. Legal Info: Buyer, in conjunction with the sale of the Asset, to pay all costs associated with transfer of property, including the total amount of applicable transfer taxes and deed filing/recording fees and other necessary fees (“Transfer Taxes and Government Charges) due Monroe County, West Virginia and the State of West Virginia. The amount of these Transfer Taxes and Government Charges will be determined AFTER the conclusion of the sale of the Asset since the amount is dependent upon the sale price of the Asset. The Trustee or the Trustee’s Auctioneer shall escrow the amount of the Transfer Taxes and Government Charges from the Buyer upon the conclusion of the sale. The Trustee or Trustee’s Auctioneer, upon collection of the full amount of the sales proceeds and Transfer Taxes and Government Charges from the Buyer, will pay such Transfer Taxes and Government Charges in full when filing and recording a copy of the Trustee’s Deed with the Clerk of Court for the County where the Asset is located.
