Description:
Estate’s interest in 19.95 acres of vacant land in Kirkland, Arizona near Prescott.   The property is located near 3A Walnut Grove Road, Kirkland, AZ  86332.  The status of water, power, sewer and utilities is unknown.

The legal descriptions is: ‘An Irreg Ptn of the NE4 the NW Pd cor being the N4 Cor of Sec 9-11-3@ cont 19.96F’

Per the country treasurer office, the parcel 205-18-009L1 was split to 4 parcels.  They are parcel numbers 205-18-107A6 (4.6 acres); 206-18-107C4 (4.67 acres), 205-18-107E2 (6.02 acres), and 205-18-107F1 (4.66 acres).  They will be billed for the first time for 2018 and the bills will issue about mid-September 2018.

The parcel number 205-18-009L1 was a valid parcel number for 2006-2017 and currently has a zero balance. 2017 taxes were approximately $528.48.

This auction is for the total ownership of ALL 19.96 acres. The four parcels are contiguous.  At various times during the weeks prior to the auction, the County websites may have updated and/or changed the APN#’s stated above to the “new” APN’s.  The County had agreed to this subdivision at the time of the bankruptcy filing and was in the process of creating new separate APN’s and Treasurer ID numbers. This process should be completed by the County by the end of September 2018.

Location Info The property is located in Kirkland which is approximately 28 miles south and west of Prescott. The property is located approximately 70 miles northwest of the Phoenix metro area.

Buyer will receive a standard buyer’s title insurance policy at the close of escrow. Escrow costs will be divided between the buyer and seller. Current year taxes will be prorated. Past due taxes, if any, will be paid from seller’s proceeds. Title to be conveyed by Trustee’s deed.
