Description: Estate’s interest in an investment in ‘The Palms” development of Playa Hermosa, Guanacaste, Costa Rica. The land is located near the 2nd Entrance to The Palms and is approximately 1 block from the beach on the west coast of Costa Rica. The parcel is ‘Lot 8, The Palms, Playa Hermosa, Costa Rica’. The parcel is part of a commercial project with (currently) 41 investors. The buyer will become an investor, not own the land. A water line for potable water is scheduled to be completed near the end of 2014. The developer plans to subdivide and build vacation condominium homes and private homes in the future. ’. There is currently a plan to build a new water line and it is under construction. The developer believes it should finished within the next 18 monhts. But at this time the construction project has stopped. This sale does not currently include legal title, it is an investment opportunity. Whomever holds the option will have to wait until such time that the title can be delivered.

We are not aware of governmental taxes assessed to the property. Under the terms of the existing contract, an approximate fee of 4% of the total sales price is assessed to transfer ownership to a US citizen. This fees includes Costa Rican requirements to include a Costa Rican attorney fee, transfer stamps, transfer taxes, and commissions. The transfer may be completed with a local Costa Rican real estate which employs US citizens as real estate brokers. Contact for this transfer will be provided to the winning bidder.

Location Info: Playa Hermosa in Guanacaste is located just off of Bahia Hermosa on Costa Rica’s west coast. It is approximately 245 kilometers (150 miles) to the north and west of the capitol, San Jose.

Liens: There is a 4% fee to transfer ownership for a U.S. Citizen and this must be done through a Costa Rican real estate firm. We do not know of any other liens.
